In one of Rome's most historic neighborhoods, the new real estate complex Balduina 142 is born, a project destined to redefine the standards of residence in the capital. Emerging from the ashes of the now dilapidated former San Giorgio clinic on Viale delle Medaglie d'Oro, the new development is a symbol of the urban redevelopment that has been underway for several years in the area, aiming to breathe new life into the Balduina neighborhood.

Designed by the Marzullo studio, the building rises vertically to seven above-ground floors and is characterized by a modern architecture with essential lines, reminiscent of the rationalism of the 2000s. The sharp geometries of the facade are softened by the bronze and wood tones chosen for part of the envelope, as well as by the presence of large glass terraces. The entrance on the ground floor stands out for the volumes in wood and stone that welcome residents in an atmosphere of comfort and elegance. The result is a refined and prestigious property that gracefully integrates into the surrounding urban fabric.

Great attention to detail has been paid not only in the design of the exteriors, but also from a structural and plant engineering point of view: the building has been constructed in compliance with the latest anti-seismic regulations and designed to ensure the best energy performance. The apartments are classified as energy class A and the complex is also equipped with a communal photovoltaic system for autonomous electricity production. In order to minimize consumption and ensure the best living comfort for residents, Point-Controlled Mechanical Ventilation units have been installed in all rooms, allowing for continuous air exchange and purification even with closed windows. The choice fell on the Flow40 model by Helty, an “invisible” VMC system designed to be recessed into the masonry.

Helty Flow40: ventilation becomes "invisible"

Designed for single-room ventilation, the Helty Flow40 model represents the ideal solution for constant air exchange within residential spaces. Its recessed wall installation - Flow40 does not require ductwork or false ceilings and leaves only the elegant cover visible - allows for a zero footprint combined with excellent performance in terms of air filtration and thermal recovery. The system, in fact, includes as standard both an F7 filter - and PM2.5=65%, which purifies the incoming air from pollen, pollutants, and stops up to 65% of PM2.5 particulate matter, and a cross-flow enthalpy exchanger, which allows for the recovery of up to 91% of the heat contained in the outgoing air, avoiding losses and reducing energy consumption.

Flow40 thus ensures clean air at all times, without the need to open windows and without altering indoor temperature. But that's not all: Helty's innovative system also comes standard with a hygrometric sensor for constant humidity detection in the air, enabling automatic adjustment of the machine's operation to maintain ideal climatic conditions indoors and prevent mold and condensation formation.

The precise installation in each room also allows for managing the machine's functions and performance according to the specific needs of the various rooms in the house (air exchange rate, sanitization, temperature, humidity, free cooling, etc.), ensuring personalized well-being.
