Patch22 is the wooden condominium that stands out for Sustainability and Flexibility.

Patch 22 in Amsterdam is the tallest wooden residential building in the Netherlands, winner of a tender that selected proposals based on the sustainability features of the projects.

Patch22 is the tallest wooden condominium in the Netherlands designed by the Dutch studio FRANTZEN which with this project wins the first place in an innovative tender competition that rewarded architectural projects based on their sustainability level.

All the qualities of Wood

Not only the cladding is made of wood, the entire 30-meter-high structure is, as well as beams and walls that remain visible inside the apartments. The fire safety requirements have been met by increasing all the dimensions of the wood. This is the first condominium in the Netherlands to use this approach and therefore to allow the experimentation of the countless qualities of wood in a skyscraper.

Apartment Structure

At Patch 22, apartments are delivered completely empty at the time of sale, with a flexible layout thanks to the use of hollow floors where the installations can be easily adjusted by removing the top layer of the floors. This allows for designing and creating your own floor plans and even adapting them over the years.

Destination change flexibility

By negotiating a new type of land lease contract with the city of Amsterdam, it is also possible to change the function of the building as a whole, switching from residential to office use whenever desired, based on needs. The significant ceiling height of 3.5 meters further anticipates its potential future uses.

Pure sustainability

The building recovers its energy from a large number of solar panels on the roof and is heated by a CO2-neutral heating system that uses "Pellets" (compressed wood) as fuel. The abundant use of wood helps to store as much CO2 as possible in the building's structure

The name, a positive approach

The name Patch22 refers to Catch22, but with a positive approach to closed-loop circularity in materials and energy consumption
