Through an architecture that enhances intergenerational coexistence and the use of durable materials, the architectural project stands out for its strong and harmonious presence, creating a connection between the new station hub and the historic center of Bourg La Reine.

The challenges of the residential project

In Bourg La Reine a complex urban context, where different architectural epochs and scales coexist, Social housing stands as a cohesive element in a larger project of reorganizing the new station hub and connections with the historic center. The building integrates two distinct programs, residential apartments on one side and a residence for students on the other, maintaining both functional and formal coherence among the different architectural projects and the various functions.

The Building

Thanks to the design by MDAA I Margot-Duclot architectes associés, the building stands out for a strong, mysterious, and distinctive presence in the square, with a measured, solid, and durable architectural style on Boulevard Marshal Joffre. Even one of the side facades is treated in the structure as a main facade.

Another interesting aspect is the coexistence of housing for families and residences for students. Starting from the assumption that the best cohabitations are choices rather than impositions, the project aims to bring together these two generations and lifestyles without merging or opposing them.

The architectural ensemble consists of two deliberately different parts to establish a formal separation while also recalling with fragments the typical characteristics of downtown buildings. The materials of the facades are shared, creating a visual unity.

The facade and the garden

In the square, a golden net protects large private balconies facing south, contributing to the building's unique identity with subtle transparencies and play of light. On the boulevard, the massive stone protects the apartments and the student residence from the chaos of traffic.

A cutout overlooking a green and lush garden connects the neighborhood and sets the rhythm of the facades on Boulevard du Maréchal Joffre, offering sunlight and a pleasant view of the green spaces. This interruption also marks the entrance to the residence.

The inner garden is designed to offer a pleasant sight to those observing it from the upper floors, benefiting both the residents of the family apartments and the students and passersby.

Commercial Spaces

Ground floor commercial spaces are designed to achieve the best facade exposure and ensure the possibility of being subdivided into smaller spaces.

Apartments

Whether they are family residences or student accommodations, the building expresses living comfort through large windows, generous outdoor spaces, naturally lit common areas, and communal living spaces.

All family apartments enjoy different orientations and kitchens can be separated and naturally lit. Students have access to accessible terraces, furnished to utilize rooftops as living space.

Each floor of the student residence is characterized by a different color, chosen from primary colors, to express singularity within repetition.

The architecture of the project as a whole is a tribute to time. It blends into its context with simplicity, without ostentation, seeking to harmonize elements of contemporary design with those inherited from the historic city.
