Urban redevelopment: Parallelepipedo | new sustainable building

The intervention concerned the building redevelopment of a property located in the Municipality of Battipaglia, in the province of Salerno, under the extraordinary regulations of the Campania Region - Housing Plan. The operation involved the demolition of the previous building, consisting of three above-ground levels, and the subsequent reconstruction with an increase in volume, creating a modern building that houses 12 residential units of various sizes, two commercial premises, and 9 underground parking spaces.

Location and Urban Context

The Municipality of Battipaglia, strategically located in the Sele Plain, has undergone significant changes in its urban fabric due to post-war reconstruction and demographic growth between 1961 and 1991. The demolished building was situated in a residential area close to the city center.

New Building and Energy Efficiency

The project by architect Raffaello Lascaleia, specialized in architectural projects and urban redevelopment, has led to the construction of a modern concept building with high levels of energy efficiency. The residential units have been classified as energy class "A2", in accordance with current regulations. The building, comprising six residential levels and a ground floor for commercial use, is equipped with a ventilated wall insulation system, as well as heating and cooling systems with heat pumps and photovoltaic systems for some units.

Residential Types and Architectural Features

The 12 residential units offer different sizes, ranging from 55 to 93 sqm, and are equipped with spacious terraces, facing southwest to make the most of the outdoor space. The architecture stands out from the surrounding buildings thanks to an innovative design that reinterprets the traditional parallelepiped shape, integrating open spaces for a greater connection with the neighborhood.

Sustainable Materials and Load-Bearing Structure

The choice of materials favored ecological and recyclable solutions. The internal walls are made of fibered plaster, a natural material that regulates humidity to improve living comfort. The exterior system uses YTONG clima plus blocks and a ventilated wall with glass wool, ensuring high thermal and acoustic insulation.

Air Conditioning and Photovoltaic System

For heating and hot water production, a heat pump system has been chosen, which reduces the use of fossil fuels and contributes to the reduction of CO2 emissions. Additionally, the presence of photovoltaic canopies allows for the production of renewable energy, integrating the panels into the building's design.

Residential Comfort and Redevelopment

This intervention represents a significant step towards urban redevelopment and sustainability, offering modern and comfortable housing that meets the highest standards of energy efficiency and seismic safety. The new building not only improves residential quality, but also helps enhance the urban fabric of Battipaglia.
